Investing and living in Thailand.
The questions we get asked most often, before someone even reaches out.
What exactly does NEXSIAM do?
NEXSIAM is not a real estate agency and does not sell property itself. We show selected projects, first clarify with you what you are looking for, and – with your consent – introduce you to our partner on the ground. They handle professional advice, viewings and the purchase process. We do not accept client funds.
Can foreigners actually own property in Thailand?
Foreigners can own condo units under so-called freehold, as long as no more than 49% of a building's units are foreign-owned. Direct ownership of villas, houses and land is generally not possible for foreigners; this is usually structured through a long-term leasehold or a company structure instead. We're happy to explain which applies to the property you're interested in.
How does the buying process work if I'm not on the ground myself?
Many buyers purchase entirely remotely. After your enquiry, we discuss the right property with you, you receive all documents digitally, and our partner on site guides you through the contract, payment and handover. See the full process on How it works.
How does payment work for off-plan properties?
Usually a deposit is due on signing, followed by instalments tied to construction progress. The exact structure varies by project, our partner on site lays out the payment plan transparently before you buy.
What costs and taxes come on top of the purchase price?
On top of the purchase price there are usually transfer fees, stamp duty or specific business tax, and sometimes legal fees, typically in the low single-digit percentage range. The exact amount depends on the property and ownership structure, we're happy to work this out for your specific property.
Can I rent out the property if I don't live there myself?
Whether and how a property can be rented out depends on the project, the rules of the development and the applicable regulations. We are happy to clarify this with our partner on site before you decide. We make no promises about returns.
How safe is my money when investing in Thailand?
We only work with a partner on the ground that we've deliberately chosen. That said, as with any investment abroad: inform yourself well, read contracts carefully, and bring in an independent lawyer if needed.
Do I have to travel to Thailand myself, or can this be done remotely?
Both are possible. Many buyers visit the property in person beforehand, but there are also buyers who purchase entirely remotely, based on videos, photos and a power of attorney. We're happy to advise on what makes more sense for your situation.
What happens after I submit the form?
We'll get back to you personally, usually within a day. See the full process, step by step, on How it works.
Does buying property give me the right to reside in Thailand?
Not automatically. Buying property alone does not, as a rule, entitle you to permanent residence. There are separate visa categories with their own requirements. The best way to find out which one could apply to you is to check with the relevant authorities or a specialised law firm. We are happy to help you place the first steps.
What happens if an off-plan project is delayed?
That can happen with new-build projects. How it is handled is governed by the purchase contract, for example through deadlines, compensation or withdrawal rights. Ask for the contract and payment plan before signing and have them reviewed by an independent lawyer. NEXSIAM is not a party to the contract.
Can I sell the property again later?
In principle yes. Whether and how quickly a property can be resold depends heavily on the project, the location and the market. We make no promises about value growth or returns. Raise the topic openly with our partner on the ground before buying.
